St. Jane Financing Memorandum

A commercial real estate offering or financing memorandum is a tool used to introduce prospective investors and users to available real estate opportunities. OMs typically include property photos, renderings, real estate maps, market overviews, tenant information, as well as other property specific details that are dependent upon investment and property type.

Challenge
The Chicago debt team within JLL Capital Markets needed a sophisticated, investor-facing financing memorandum for the acquisition and repositioning of the historic Carbon and Carbide Building in downtown Chicago. The objective was to secure interest from institutional investors while conveying financial data, architectural significance, and redevelopment potential—all in a format that balanced precision with visual appeal.

Approach
Initial research and design began by being inspired by the building’s architecture and history, the Carbon and Carbide building. I designed a visual system that paid homage to the building’s iconic Art Deco style. The pattern that is used throughout the project was inspired by the exterior of the building. The colors and typeface were within JLL’s brand standards at the time of creation.

Outcome
The 70+ page document was well received for its clarity, elegance, and strategic alignment with the asset’s character. The design helped position the property with a historic, yet chic lens, aligning with both investor expectations and the market’s premium standards.
