A commercial real estate offering or financing memorandum is a tool used to introduce prospective investors and users to available real estate opportunities. OMs typically include property photos, renderings, real estate maps, market overviews, tenant information, as well as other property specific details that are dependent upon investment and property type.
This 64 page offering memorandum is for the Estelle luxury apartments in Los Angeles, CA. Included is the cover, select interior spreads and the back cover. I chose the colors, typefaces, and design elements to mimic their website, which evokes an upscale and high-end apartment community.
Challenge
The Los Angeles multi-housing team within JLL Capital Markets needed a compelling Offering Memorandum (OM) to present a high-value investment opportunity to prospective investors. The challenge was to translate a data-heavy, 60+ page document into a visually engaging and easy-to-navigate piece that would maintain a professional tone while elevating the perceived value of the asset.
Approach
I began by collaborating with the multi-housing team to understand the property’s value propositions and investment highlights. From there, I developed a clean, modular layout system that balanced large visuals with significant data points. Special attention was given to the flow of information, ensuring investors could skim or dive deep depending on their interest level.
Outcome
The final Offering Memorandum was well-received by both the client and their investor network. It not only met the internal alignment but also elevated their external perception, helping to sell the property and stand out in a competitive industry.
